Changes to Part L1a of the Building Regulations

Changes to Part L1a came into effect in April 2014, so it is worth bearing in mind some of the following requirements for new dwellings

  • 6% decrease in the Target Emission Rate (TER)
  • Introduction of Target Fabric Energy Efficiency (TFEE)
  • Introduction of new thermal bridges
  • New dwellings must comply with both TER and TFEE

This will have big implications on insulation levels, air tightness and heating strategies. It will become more difficult to design a building which complies to these standards. It will be extremely difficult to design a compliant dwelling which uses electric panel/storage as the main source of heating.
